Your home is listed on the MLS® System for agents and their buyers, appears on REALTOR.ca, and is syndicated to major partner sites.

Digital ads aimed at buyers searching your neighbourhood and price range, so the right people see the right home.
Offer Night, Explained
In Ontario, sellers often choose offers any time or a set offer date. Multiple-offer situations are managed under TRESA and RECO rules. A "bully" offer is simply an early offer that asks you to decide before your planned offer date — your call, with a clear look at every term.
Holding Offers
A set review date can build competition when demand is strong. We only use it when the data and your goals support it.
Conditions & Deposit
Financing, inspection, status certificate (condos) and deposit size all affect how strong an offer really is.
Firm to Close
Once conditions are waived or fulfilled, we stay on the timeline with your lawyer through to closing day.
Coach's tip: The highest price is not always the best deal. Deposit, conditions, closing date and certainty matter. We weigh the whole package so you can win the day.

How do you decide the list price?
I prepare a pricing analysis using recent solds in your specific pocket of the neighbourhood, active competition, expired and terminated listings, market pace and your home's condition and features. You see the data, then we choose a launch strategy together — offers any time or a set offer date — based on today's conditions and your goals.
Do I need professional staging?
Not always. Many homes do well with decluttering, a deep clean, fresh paint and better furniture placement. Vacant homes and some higher-price listings often benefit from a full stage. We decide together after the walkthrough, based on likely return for your budget.
What marketing do I actually get?
Professional photos and video, floor plans and a virtual tour, MLS® and REALTOR.ca exposure, syndication to partner sites, a property page on my website, social promotion, targeted digital ads where they fit, showing management and clear updates through offers and closing. Will you hold open houses?
Where they suit the home and your comfort level, yes. Some streets and property types draw strong open-house traffic; others do better with private showings only. We choose based on the home, the market and your privacy needs.
How do bully offers work in Ontario?
A bully offer is an early offer that asks you to respond before your planned offer date. You can accept, counter, decline or wait. There is no single right answer — we look at price, conditions, deposit, closing date and how much competition you still expect, then decide calmly.
What happens after an offer is accepted?
We track every condition deadline, coordinate with your lawyer and the buyer's side, and keep the file moving through firm deal to closing. You get a clear timeline so nothing is a surprise.
