Waterdown is a village community in Flamborough, part of the City of Hamilton, on the edge of the Niagara Escarpment and right beside Burlington. It joined the Town of Flamborough in 1974 and became part of the new City of Hamilton in 2001. Today it mixes a historic village core with newer family subdivisions, and many buyers see it as a middle ground between Burlington and Hamilton.
Waterdown neighbourhoods at a glance
- The historic village: Older homes and a walkable core along Dundas Street, with local shops, cafés and restaurants.
- Newer subdivisions: Family areas built around the village in recent decades, with detached homes, semis and townhomes close to parks and schools.
- Clappison's Corners and the rural edge: The area where Dundas Street (Highway 5) meets Highway 6, with rural and estate-style properties beyond.
Lifestyle and commuting
Smokey Hollow, a waterfall on Grindstone Creek with a viewing platform just off Mill Street, is a local favourite, and the Bruce Trail passes the falls on its way along the escarpment. Burlington's shops and services are minutes away. Most commuters drive to the 403 or 407 or use the Aldershot GO station in nearby Burlington.
Schools
Waterdown is served by the Hamilton-Wentworth District School Board and the Hamilton-Wentworth Catholic District School Board. Because the town has grown quickly, confirm the school for any address with the board before you buy.
Who Waterdown suits
Waterdown suits families who want a village feel with newer homes, Burlington buyers looking for more space, and commuters who need quick access to both Halton and Hamilton. It also appeals to downsizers who want a smaller, walkable community without moving far.
